GLENEAGLE FILING #3

BOARD MEETING MINUTES

JUNE 10, 2008

The regular meeting of the Board was held at 320 Holbrook St. because Antelope Trails Elementary School was not available. Members waited at Antelope Trails outside the front door until 7:15 p.m. to let any homeowners that might be attending know the meeting location had changed.  The meeting was called to order at 7:20 p.m.

Board Members Present:                                  Homeowners Present:  None

Don Moller, Vice President

Kathy McCall, Treasurer

Connie Hemmer, Acting Secretary

Lisa Lewis, Neighborhood Watch

TREASURER’S REPORT:  Kathy McCall presented the report for the month of May.  The entries were reviewed.  The report was approved as presented.  Kathy will prepare an Actual versus Budget year to date report for the next meeting.

There was discussion regarding the outstanding HOA monthly dues. The homeowners have been sent letters and given the opportunity to respond.  The appropriate action will be taken through the small claims court.

ACC/COVENANT VIOLATIONS:  Several issues of covenant violations were discussed.  The appropriate letters/reminders will be sent to the homeowners involved.

Connie reported she had reserved the cafeteria at Antelope Trails Elementary for the Annual Meeting in November.

STREET/COMMON AREAS MAINTENANCE:  Don reported that he had received bids to complete the work needed on the drainage area at the west end of Holbrook Street and to clean up the entrance area from Chelmsford to Gleneagle.  The Board voted unanimously to go ahead with these projects. Don will get these projects scheduled for completion as soon as possible. Kathy will email Jim the name of the company that mowed the common areas last year and what the cost was for that work.  The company doing the clean up of the common areas will supply a bid for mowing.  This will be voted on via email.

Don had also talked to CMS Concrete about some cracks that developed in areas that they had concreted last summer.  CMS agreed to come out and take care of the cracks with no charges.  Don will schedule this work.
