BOARD MEETING MINUTES
APRIL 8, 2008
The regular meeting of the Board was held in the Tag Room at Antelope Trails Elementary School. The meeting was called to order at 7:05 p.m.

TREASURER’S REPORT: Kathy McCall was absent from this meeting. Jim presented the report received from Kathy. The entries were reviewed. The report was approved as presented.
DUES INCREASE UPDATE: Jim presented a rough draft of a letter that will be sent to all homeowners concerning the dues increase. All Board members will review the letter and send Jim any revisions via email. There was discussion regarding a late fee for past due accounts. Connie and Lisa will be in touch with a few homeowners to attempt to get their vote on the dues increase issue.
STREET SWEEPING: Don has scheduled the street sweeping with Alpine Street Sweeping. They are planning to be in the neighborhood on April 15th.
NEIGHBORHOOD WATCH: Lisa said there was nothing to report at this time. She had talked with an HOA President in the area who would like to work towards having a Gleneagle Neighborhood Watch block party that would include all the HOA’s in Gleneagle.
NEW BUSINESS: Jim presented a sample welcome packet that another HOA in the area uses for new homeowners. It was felt the explanation of how the HOA uses the money collected from the dues would be a useful tool for us.
Don will get an estimate on filling the cracks in the
streets – this will be completed this summer.
Don will get bids on cleaning up the entrance to our neighborhood at
Chelmsford and Wuthering Heights. There was discussion regarding how to create
an
entrance to the neighborhood. The Board will consider
placing a sign, marking the entrance with a wall and possibly some
lighting. This may possibly be

phases. Don will ask the landscaper to give us some ideas and the cost for Board consideration. The Board felt at a minimum the entrance needs to cleaned up and plants/trees need to be removed this summer. Don will get a bid on finishing the clean up of the culvert. The Board will review the bids and make a decision on completion of these projects at the May meeting.
Connie will bring three or four form letters to the next meeting that could be used for noncompliance of covenants such as trash cans, paint, yard conditions, parking, etc. A notice will be sent out with the next statements reminding the neighborhood of spring clean up, pet restrictions, watching for kids playing on the streets as warm weather comes and reminding kids to be watchful for cars. Connie will call a couple of trash companies to get bids for bringing a dumpster into the neighborhood for a couple of days. The goal would be to provide easy disposal of trash to the neighborhood for spring clean up. The Board would like to consider having the dumpster available the weekend of the Gleneagle garage sale.
The best way to contact HOA Board members will be outlined in the attachment going out with the statements this month. The Board would prefer that homeowners bring concerns/complaints to the regular monthly meeting or send an email through the HOA website rather than going to Board members homes.
Jim reported that NEPCO has requested that a link to their website be placed on our website and they will provide a link to our website on their website. The Board approved these links. The minutes from the NEPCO meeting have the requirements for insurance
coverage for HOA’s. Jim will have Kathy review the requirements and make sure that we have all the coverage required by law.
RESPONSES TO LETTERS SENT/UNRESOLVED ISSUES: There are three issues with covenant violations that were discussed. Letters will be sent to the homeowners.
HOMEOWNER CONCERNS & APPROVALS: There were no issues presented.
